Application fees are $50 per adult. All persons 18 years of age and older must apply. Once approved, applicants will have 48 hours to pay the security deposit in order to hold the property for them until their move-in date. Properties are generally held for two weeks with a deposit. 

 

General Qualifying Criteria

Rental History

Two years of verifiable mortgage or rental history is required. Rental history must be with a management company or unbiased landlord. (family and friends do not count as an unbiased landlord) Applicants must have an acceptable payment history with no evictions, lease violations, or any type of past-due balances.

Income and Employment Requirements

Two years of verifiable employment is required. The applicant’s gross monthly income must be equal to or greater than three times the monthly rent. Proof of income is required, acceptable forms of proof of income are 2 most recent paycheck stubs showing year to date information, or if self-employed, 6 months of bank statements showing deposits equalling three times the rent, along with your most recent tax return. 

Credit Requirements

A credit check will be performed on each applicant over 18 years of age. Outstanding bad debts, bankruptcies, excessive collections, and/or outstanding debt to a property management company or landlord may result in a denial.

Criminal Background Check

A criminal background check will be done on each person over 18 years of age. Residency may be denied due to criminal history. Class A misdemeanors and Felonies will not be accepted, nor will any crimes against a person or property, or drug-related convictions. All other misdemeanors will be reviewed.

Denial of Applications

Applicants may be denied occupancy for the following reasons:
1. Falsification of information, or unverifiable information
2. Unsatisfactory credit history (detailed credit reports are obtained, reports supplied by applicant(s) will not be accepted)
3. Criminal History (Felonies & Class A Misdemeanors are grounds for automatic denial)
4. Poor Rental History
5. Any previous eviction or past due balance with a previous landlord. (This is grounds for automatic denial)
